Analyze market opportunities and coordinate development of a divisional strategy using various market research methods including: Primary Consumer Research, Synthesis of Supply and Demand projections for the housing market

Major Market Trends
Work in collaboration with the management team to provide fact-based diligence in support of specific land acquisition activities.
Execute necessary research to optimize product offerings resulting in the highest possible earnings and returns to the division
Work closely with division's land and sales & marketing teams to provide guidance to the management team in strategy selection focused on geography, product and target buyer to maximize earnings.
Evaluate economic, demographic and psychographic data and determine how these factors impact local housing markets and recommend action for the division to capitalize on the opportunity.
Analyze select individual land acquisition opportunities for depth of demand and price potential using consumer-based research (surveys, focus groups).
Effectively influence the division to incorporate the latest qualitative and quantitative research methods into division decision-making process.
Earn the trust and confidence of the Division President to be considered the Division President's business partner and trusted advisor.
Earn the trust and confidence of all division and region functional managers and be viewed as a valued collaborative team member.
Direct primary and secondary research projects.
Develop network of reliable resources.
Analyze data and recommend action.
Coordinate division resources to pull together research information.
Conduct qualitative and quantitative research, including customer focus groups.

Interactions:
Division President: Give input on market conditions, planning & strategy sessions
Division management team members: The go to resource for consumer & market research, formulation of strategy on land, products and other key divisional initiatives
Land team members: Support on site-specific feasibility, land strategy, market research input.
Qualifications
MBA strongly preferred.
3 to 5 years of strategic planning/strategic marketing experience.
Experience developing and completing market strategy and research projects.
Must be curious about markets and enjoy complicated questions, often involving conflicting data
Good people skills; can lead and shape opinion.
Patient and curious.
Proactive.
Brings a solid generalist business background to be able to connect with cross disciplines.
Sound judgment.
Strong analytical skills.

This position's manager will lead by delegating the necessary authority and responsibility to the employee to accomplish the necessary goals.
